5-Step Verification

How Verification Works

Every property on Archipelago Stays goes through a multi-step verification process. Here's what each step involves, what each badge actually means, and what it doesn't guarantee.

L1

Host Review

Host Reviewed

Host contact details and property relationship verified by our team.

We require property owners to submit a valid government ID (passport, driver's license, or national ID) along with a selfie for facial matching. This ensures the person listing the property is who they claim to be. "Identity Verified" means we have reviewed these documents — it does not guarantee the person will act honorably.

L2

Ownership Verification

Ownership Reviewed

Property ownership documents reviewed and confirmed by our team.

Owners provide title deeds, lease agreements, condo certificates, or authorization letters. Our team cross-references these documents with public records and property registries to confirm legitimate ownership or authorized management. "Ownership Reviewed" means we have seen and assessed documentation — it is not a legal guarantee of title.

L3

Media Verification

Media Verified

Photos and media checked for accuracy against the actual property.

We compare listing photos against contextual evidence, interior video tours, and original unedited files. Our team checks for stock photos, misleading angles, and outdated images. "Media Verified" means we have assessed the photos at the time of review — property conditions can change over time.

L4

Manual Review

Manually Reviewed

A real person reviews the listing for quality, accuracy, and compliance.

Unlike fully automated platforms, every listing on Archipelago Stays is personally reviewed by a trained team member. We check listing details for consistency, verify amenity claims, assess pricing fairness, and ensure house rules are clear and reasonable. "Manually Reviewed" means a human has checked the listing — not that it is perfect.

L5

Regular Re-Verification

Recently Checked

Older listings are periodically re-reviewed to ensure information stays current.

Verified properties are periodically re-reviewed to ensure the listing still accurately represents the property. If a property has been checked within the last 30 days, you'll see an amber clock badge. Listings that fail re-verification can have their badges revoked.

How badges appear on a fully verified property:

Recently Checked

Not all listings have completed all verification steps. Check each listing's badges for specific details.

The Verification Process

How a Listing Gets Verified

From initial document submission to verified status — here's the journey every property takes.

1

Submit Documents

Owners provide proof of connection to the property (utility bill, rental contract, property document) and contact details for review.

2

Manual Review

Our team reviews each document by hand — cross-referencing IDs, checking document authenticity, and verifying the owner's relationship to the property.

3

Verify Media

We check listing photos against interior video tours and original files. Stock images, misleading angles, and outdated photos are flagged.

4

Layered Badges

Properties receive independent verification labels: Identity Verified, Ownership Reviewed, Media Verified, and Manually Reviewed — each earned separately.

5

Re-Verification

Older listings are periodically re-reviewed. Verification badges can be revoked if a property no longer meets our standards.

How Booking Works

This Is NOT Instant Booking

We use an inquiry-based process. You express interest, the owner confirms availability, and then you arrange payment directly. Here's exactly what happens at each step.

Step 1

Find a Property You Like

Browse our verified listings, check photos, read reviews, and compare properties. This is NOT instant booking — you inquire first.

Step 2

Submit an Inquiry

Send your dates, number of guests, and any questions. No payment is required at this stage — you're just expressing interest.

Step 3

Owner Reviews & Responds

The owner reviews your inquiry and responds — usually within 24 hours. You can ask questions and discuss details before committing.

Step 4

Arrange Payment with Owner

If confirmed, you arrange payment directly with the owner. We do NOT currently process payments on the platform. Common methods: bank transfer, GCash, Maya.

Step 5

Enjoy Your Stay

After payment, you'll receive check-in details and the host's contact info. Our team is reachable via email if you need help.

Important Things to Know

Be informed before you book

We do NOT currently process payments on the platform

Payment arrangements are between you and the property owner

Always verify details before sending money to anyone

Report any suspicious behavior to our team immediately

We do NOT offer payment protection or insurance at this time

Clear disclaimer: Archipelago Stays is a listing service that connects guests with property owners. We are not a travel insurance provider, payment processor, or booking guarantee service. Your due diligence is essential.

Why We Review Listings

Why Listings Can't Just Be Published

You might wonder why some listings are pending or why we don't publish everything immediately. Here's why our review process matters.

Listings Can't Be Auto-Published

Every listing goes through our review process before it appears on the platform. Automated publishing would let anyone post anything — including fake listings, misleading photos, and scam properties.

Some Listings May Be Pending Review

New submissions take 1-2 business days to review. If you see a "Pending Review" label, it means our team hasn't finished checking it yet. We publish listings only after review, not before.

What Happens When a Listing Is Flagged

If a listing is reported or our team detects an issue, we investigate immediately. The listing may be suspended pending review, and the owner is contacted for clarification. Confirmed violations result in listing removal.

How the Platform Reduces Scams

Manual review, contact checks, property verification, and media validation all work together to make it much harder for scammers to operate. But no system is foolproof — your vigilance matters too.

What We Cannot Guarantee

Property conditions can change

A verified listing was accurate at the time of review. Renovations, damage, or changes in management may occur between reviews.

We don't process payments

Payment is arranged directly between you and the owner. We do not hold funds, offer escrow, or provide payment protection at this time.

We can't guarantee host behavior

Verification reduces risk, but we cannot guarantee that every host will honor their commitments or respond promptly.

Zero fraud is impossible

No platform can eliminate all fraud. We actively work to minimize it, but determined scammers may still find ways through. Your caution is essential.

Privacy & Anti-Scam

Why Contact Info Isn't Fully Public

You might wonder why you can't see the owner's phone number or email right away. This isn't about hiding information — it's about protecting both you and the property owner.

Prevents mass harvesting

Displaying full contact details publicly would allow scammers to collect and misuse phone numbers and emails at scale.

Reduces phishing attempts

Scammers often impersonate hosts using leaked contact info. By controlling access, we reduce the attack surface.

Protects owner privacy

Property owners deserve privacy too. They shouldn't receive unsolicited calls or messages from people who haven't demonstrated genuine interest.

Ensures tracked communication

When inquiries go through our platform, we can intervene if disputes arise, provide evidence for claims, and maintain a record of all interactions.

Once you submit an inquiry and the owner confirms, you'll receive their full contact details including phone number, email, and exact property address. This controlled access protects everyone involved.

Platform Protection

How We Protect Guests & Owners

We take active measures to safeguard both sides of every booking — while being honest about what we can and can't do.

Multi-Layer Verification

Every property goes through identity, ownership, media, and manual review checks before being marked as verified. No shortcuts.

Active Monitoring

Our team monitors listings for suspicious activity, pricing anomalies, and reports from the community.

Swift Enforcement

Verified listings that misrepresent properties are removed. Accounts involved in fraud are permanently suspended.

Community Reporting

Guests can flag suspicious listings or behavior. Every report is investigated by our safety team.

Secure Communication

All platform messages are encrypted and logged. This protects both guests and owners if disputes arise.

Dispute Assistance

If a guest's experience doesn't match the listing, our support team can help mediate. However, we cannot force refunds or guarantee resolution.

Reporting Process

How to Report a Concern

We take every report seriously. Here's what happens when you report a safety concern.

Step 1

Report the Issue

Use our contact form or email safety@archipelagostays.com to report any concern. Include as much detail as possible.

Step 2

Acknowledgment

Our safety team acknowledges your report within one business day and assigns a case manager.

Step 3

Investigation

We investigate the claim, review listing details, contact the owner if needed, and gather evidence.

Step 4

Resolution

We take appropriate action — warning, listing removal, or account suspension — and notify you of the outcome.

Safety Checklist

Before You Send Money

Since payment is arranged directly with the property owner, these checks are essential. We do not process payments and cannot reverse transactions.

Verify the listing exists on our platform — check the listing code or URL matches what you see on our site

Check the host's verification status — look for Identity Verified, Ownership Reviewed, and Manually Reviewed badges

Never send money to an unverified account or a different person than the listed property owner

Be wary of deals that seem too good to be true — if a price is far below market rate, investigate further

Use our inquiry system for all communication — it creates a documented record we can reference if issues arise

Report suspicious requests immediately — if someone pressures you to pay quickly or off-platform, stop and contact us

Use traceable payment methods (GCash, bank transfer, Maya) — avoid cash-only arrangements or wire transfers to unknown accounts

Read reviews from previous guests — look for patterns across multiple reviews, not just one opinion

Important: Archipelago Stays is a listing service that connects guests with property owners. We do NOT currently offer payment protection, escrow services, or booking insurance. We verify listings and monitor for fraud, but we cannot guarantee every transaction will be problem-free. Your due diligence matters. If something feels wrong, trust your instincts and contact our safety team.
